How to Become an Oregon Real Estate Agent

Qualifications:

  • Be 18 years old.

  • Have a high school diploma, GED, or international equivalent.

Steps to Success:

  1. Register for an account in eLicense, the Oregon Real Estate Agency's online license management system.

  2. Apply for a broker license and pay the $300 nonrefundable application fee in eLicense. When the application is processed, you will receive an Applicant ID number by email.

  3. Complete 150 hours of required broker pre-license education from an Agency-approved real estate school. Approved Pre-License Real Estate Schools

  4. Give your Applicant ID number and full name to the school. The real estate school will make you eligible to take the license exam. (Ensure that if you have gone through the provider OnlineEd you complete the mandatory survey after you have completed the course. The link for the survey should be sent in an email. If this step is not completed, you won’t receive credit for the course.)

  5. If your Applicant ID number hasn’t been provided to the school, they will not send your information to PSI or OREA. It will not be possible to schedule a PSI exam until the school has your ID number. Make sure to email them the ID number or call them.

  6. Once you receive confirmation email, schedule and pay for license exam online or at (833) 892-5441 with PSI, the testing services provider. Testing costs approximately $75.

Select the “OR Broker” test. Recommendation: It is simpler to test in person as the rules for remote testing are quite strict. 

  1. Take the test and pass both the state and national.

  2. Pay and get fingerprinted for the required background check while at a PSI test center. Fingerprinting costs approx. $65, make sure to do it before you leave the testing center. If testing online, you’ll have to go to PSI during their fingerprinting hours. You can walk-in for fingerprinting Wed-Sat 10:00-11:30 am and Thurs-Fri 2:00-4:00 pm.

  3. It will take 2-4 weeks for law enforcement agencies to process your fingerprints. At the 2 week mark, call OREA to check the status of your license. Keep consistent contact with them until it is confirmed that your background check is complete and your license has been activated.

Post-License Steps:

You now have a real estate license! Next, you need to join a brokerage and become a member of the SOMLS (Southern Oregon Multiple Listing Service) and RVAR (Rogue Valley Association of Realtors®).

 

  1. Call Ford Real Estate 541-773-2088 and schedule an interview with the managing principal broker. If you and the brokerage are a good match you will be provided with the necessary paperwork to be onboarded and join SOMLS and RVAR. The principal broker will add your license to the brokerage and begin supervisory responsibilities.

  2. Once you are added to the system, contact RVAR. You will need to sign certain forms and pay fees and dues of approximately $1,000 or more (it will vary depending on what time of the month you join as some fees are prorated).

  3. While you are in the process of completing step 12, pay for Supra eKey and set up the app. This will cost approximately $65 (A $50 activation fee + whichever monthly payment option you pick).

  4. There are 4 mandatory steps you must complete in order to become a SOMLS member. All of these steps must be completed within 30 days from the date you join (joining is the date you pay the dues and fill out their forms). 

  • Fairhaven Simulation

  • NAR COE (Code of Ethics) Course + Fair Housing Course

  • RVAR New Member Lunch & Learn

  • Introduction to FlexMLS course

  1. You will receive an email from RVAR informing you that your broker load rights have been turned on. You’ll be given a user ID and a temporary password. When you first sign in with your temporary password, you’ll be required to change it. 

You made it! You are now fully licensed, onboarded, and a member of RVAR and SOMLS! Go forth into the world to create relationships and drive results.
